Selling your home is a highly emotional experience. So don’t you want to sell your home fast to make the whole process easier? The reality is, though no one wants to make the process loner than it needs to be, sometimes we can’t process advice that will move a sale faster. Well, like it or not, here are 5 tips that are absolutely essential to sell your home fast.
Tip #1: Take a deep breath and remember – you are going through this process because it is time to move to the next phase of your life. Do your very best to put your emotions aside and let this new state of mind guide your decisions.
Tip #2: Buyers want to be able to envision themselves in your home, so take the time to de-clutter and de-personalize. Think of it this way, get a head start on packing! Pack away family pictures, eclectic art or other personal decor. Take it a step further if you have a lot of furniture or ‘stuff’ in your home rent a storage unit. Move bulky items, toys, off season clothing and other non essential items out.
Tip #3: This is the most important tip! Listen to your Realtor, and right price your home. Again, put your emotions aside. Your home has a value and it is dictated by the market. It is not defined by how happy it has made you over the years. Nor is it based on how much money you may have spent on improving your home. Think back to college and economics 101 – supply and demand. Your realtor will take the time to look at other sales in your area and compare those sales to the features and facts of your home. That information should dictate the price of your home.
Tip #4: A little paint goes a long way. You may not have the time or money to put into upgrades in your home, but that is ok. It amazing what a fresh coat of paint will do. Use muted popular colors such as light tans and grays. These colors will also brighten your home and help it to show better. It is also a signal to buyers that you have cared for your home.
Tip #5: Freshen up your home with light neutral fragrances such as the scent of linen. Nothing kills a deal like an unfamiliar or overwhelming smell! This is not to say your home smells bad, but people don’t like what they can’t identify with. There are many products available now that are safer than candles or dispensers you plug into an outlet.
These tips do not guarantee you will sell your home fast, but they will give you a leg up on your competition. It has also been my experience that homeowners who follow this advice do indeed move on to the next stage of their lives much faster!
